A quick guide to what you will need on hand when you are ready to buy, sell, or lease. Having these ready keeps your transaction moving smoothly.
Buyers
- Government-issued photo identification for everyone on title
- A mortgage pre-approval or proof of funds for a cash purchase
- Your deposit, typically by certified cheque or bank draft, once an offer is accepted
- The name and contact details of your real estate lawyer
Sellers
- Government-issued photo identification for everyone on title
- Your most recent property tax bill and, if applicable, condo or maintenance fee statements
- Your mortgage details and lender contact for the discharge
- A survey, if you have one, and any warranties or permits for work done on the home
- The name and contact details of your real estate lawyer
Tenants and landlords
- Photo identification and, for tenants, proof of income and references
- A completed rental application and credit check consent
- The standard Ontario lease and any building rules that apply
