Required documents

A quick guide to what you will need on hand when you are ready to buy, sell, or lease. Having these ready keeps your transaction moving smoothly.

Buyers

• Government-issued photo identification for everyone on title
• A mortgage pre-approval or proof of funds for a cash purchase
• Your deposit, typically by certified cheque or bank draft, once an offer is accepted
• The name and contact details of your real estate lawyer

Sellers

• Government-issued photo identification for everyone on title
• Your most recent property tax bill and, if applicable, condo or maintenance fee statements
• Your mortgage details and lender contact for the discharge
• A survey, if you have one, and any warranties or permits for work done on the home
• The name and contact details of your real estate lawyer

Tenants and landlords

• Photo identification and, for tenants, proof of income and references
• A completed rental application and credit check consent
• The standard Ontario lease and any building rules that apply
